Kenya tops global list for high-net-worth home buyers, Knight Frank

NAIROBI, Kenya, May 14 – Kenya has emerged as the top destination for high-net-worth individuals (HNWIs) purchasing homes, according to the 19th Edition of The Wealth Report by Knight Frank.

A 66 percent of wealthy investors selected Kenya as their first choice for home ownership, outpacing traditional global heavyweights like the United States and the United Kingdom.

The U.S. was preferred by 29.4 percent of HNWIs as a secondary investment location, while the UK followed closely at 21 percent.

These figures mirror last year’s trends, with Kenya maintaining its top spot at 33 percent and the UK at 25 percent.

“Kenya’s dominant preference reflects strong domestic confidence, fuelled by long-term economic stability, a growing real estate sector, and national pride,” the report states.

Affluent Kenyans are increasingly seeing local real estate not just as a financial asset but as a way to actively participate in the nation’s economic development.

The appeal of owning homes in familiar environments, combined with an understanding of the legal and regulatory landscape, makes Kenya a top pick.

Even so, global diversification remains a key strategy for many investors.

The United States is seen as the top secondary market, thanks to its mature property industry, legal protections, and overall economic stability.

Similarly, the UK continues to be a favorite among Kenyan HNWIs, particularly in cities like London, due to historical ties and perceived security.

“Many investors see UK real estate as a secure, long-term asset, particularly in prime locations like London,” notes the Knight Frank report.

In terms of commercial property investment, Kenya and South Africa stand out as the leading African destinations.

Kenya’s urbanization, infrastructural development, and projected economic growth have made it an increasingly attractive hub for both residential and commercial real estate.

With cities like Nairobi, Mombasa, and Kisumu experiencing rapid expansion, demand for high-quality commercial spaces is growing.

Investors are also drawn by improved transport systems, road networks, and access to utilities, all of which enhance property value.
