NAIROBI, Kenya, Aug 4 – House prices in Ongata Rongai and Ngong fell in the second quarter of 2026 as rising household costs and tighter economic conditions weighed on demand in Nairobi’s satellite towns, according to the latest HassConsult Property Index.
The report shows house prices in Ongata Rongai dropped 2.7 percent to Sh15.6 million, while Ngong declined 2.5 percent to Sh19.4 million.
Other areas that recorded price declines include Kiambu (-1.9 percent), Kitengela (-1.4 percent), Kiserian (-1.3 percent), Athi River (-0.5 percent) and Juja (-0.1 percent).
“Despite resilient occupier demand, satellite towns continue to face greater price pressure than Nairobi’s suburbs, reflecting the sensitivity of their buyer base to rising household costs and tighter economic conditions,” said Sakina Hassanali, HassConsult Co-CEO and Creative Director.
She added that the decline should be viewed within the context of the property cycle rather than weakening housing demand, noting that individual towns are increasingly responding to their own supply and demand dynamics as they mature.
Despite softer sale prices, rental demand remained strong in satellite towns, with Ruiru recording the highest rental growth at 2.9 percent, followed by Ongata Rongai (2.2 percent), Limuru (1.8 percent) and Juja (1.6 percent), driven by demand for rental housing amid Kenya’s housing deficit.
In Nairobi’s suburbs, Karen posted the highest house price growth at 3.2 percent, ahead of Lang’ata (3.1 percent), Runda (2.8 percent), Spring Valley (2.4 percent) and Loresho (2.2 percent).
Runda also led rental growth at 3.4 percent, followed by Kileleshwa (3.3 percent), Ridgeways (3.2 percent) and Nyari (2.9 percent).
Overall property yields in Nairobi’s suburbs remained unchanged at 7.4 percent during the quarter, while yields in satellite towns rose slightly to 5.4 percent from 5.3 percent in the previous quarter.
HassConsult noted that annual property returns continue to compare favourably with government bonds and Treasury bills yielding between 7.4 percent and 14 percent.
