NAIROBI, Kenya, Jan 27 – House prices in Lavington recorded the strongest growth among Nairobi suburbs in the fourth quarter (Q4) of 2025, latest data shows.
According to the HassConsult Q4 House Price Index, house prices in Lavington rose by 2.8 percent, followed by Westlands at 2.6 percent and Karen at 2.4 percent.
“Property prices in the 18 city suburbs rose by 0.8 percent in the fourth quarter, while rents increased by 1.5 percent,” the report said.
The report also shows that the largest annual decline in sales prices was recorded in Westlands apartments, which fell by 11.5 percent over 2025, although prices dipped by just 0.5 percent in Q4 as demand began to absorb new supply.
On rentals, Runda recorded the highest growth in Q4 at 3.1 percent, followed by Lavington at 2.6 percent.
In the apartments segment, Upper Hill posted the highest rental growth at 2 percent, compared to Lang’ata’s 0.7 percent.
“In the apartments market, demand has never stopped expanding, but each area is now finely tuned in the volume of new development it can absorb at a time, and very large developments often create a dip in rates as entrants discount to achieve full occupancy,” said HassConsult Co-CEO Sakina Hassanali.
In Nairobi’s satellite towns, house price growth remained strong in Tigoni, which recorded a 2.2 percent increase, followed by Ruiru at 2.1 percent. Tigoni also led in rental growth at 2.8 percent.
Apartment sales in satellite towns grew by 2.2 percent in Q4, while rents rose by 3 percent. Kitengela recorded house price growth of 1.6 percent, with rental prices increasing by 1.1 percent.
“The strength in house prices was supported by rapid rises in satellite town house rents, led by Ruiru, where rents rose by 15.6 percent in 2025 before stabilising in the final quarter,” the report added.
“The performance of apartments in the city’s satellite towns was more subdued. Apartment prices surged by 10.1 percent in Syokimau in 2025, rising by 2.2 percent in Q4, while Kiambu recorded the largest annual decline at 4.4 percent. Apartment rental prices, however, rose significantly across all satellite towns.”
